Personal Appointment Checklist
Please bring the following items to your loan application appointment:
  1. Current pay stubs.
  2. Previous two year’s W-2s.
  3. Previous two year’s signed tax returns with schedules (if you're self-employed).
  4. Other Income:
    • Rental Income
      Two years signed tax returns with Schedule E
    • Pension, Disability, Social Security
      Current letters from source stating benefit awarded, duration and amount received
    • Child Support or Alimony
      (Alimony, child support or separate maintenance income need not be revealed if the borrower or co-borrower does not choose to have it considered as a basis for repaying the loan) Copy of divorce decree or order to pay applicable award)
  5. Bank statements for all accounts in a deposit institution for the last 2 months.
  6. Stocks, bond, mutual funds, most recent statement from brokerage company.
  7. Retirement accounts (IRA/Keogh/401K account) statement from trustee reflecting current "net" withdrawal value.
  8. List of all current creditor's names and addresses, account numbers, payment amount and outstanding.
  9. Purchase agreement (signed by all parties), if applicable.

Other Documentation
  1. Bankruptcy: copy of discharge, letter of explanation from borrower
  2. Social Security Card
  3. Certificate of Eligibility (VA loans).
  4. Drivers License

First Time Homebuyers: SDHDA
  • Names and addresses of all landlords for the previous 3 years or
  • Federal Income Tax Returns with Schedules for previous 3 years or
  • Canceled rent checks or leases for previous 3 years.
